Asbestos sampling compliance, made clear

This guide explains how compliant sampling supports dutyholder obligations under the Control of Asbestos Regulations 2012 (CAR 2012). Designed for landlords, facilities teams, and project managers who need a repeatable, professional workflow.

Understanding the Regulations

The Control of Asbestos Regulations 2012 (CAR 2012) places a legal duty on those who manage non-domestic premises to manage the risk from asbestos. This "Duty to Manage" requires you to:

  • Find out if asbestos is present (or presume it is).
  • Assess the risk of anyone being exposed to fibers.
  • Prepare a plan to manage that risk.
  • Provide information to anyone who might work on or disturb the materials.
Note for Landlords: Common areas of residential buildings (halls, stairwells, roof spaces) are also covered by these regulations.

Why Professional Sampling Matters

It is not enough to simply "test" a material. To be legally defensible and audit-ready, the entire sampling chain must be documented. Self-sampling kits often lack the Chain of Custody required for legal compliance.

Competent Surveyors

Competent persons trained to P402 standards ensure samples are taken safely without contaminating the area.

UKAS Accreditation

Analysis must be performed by an independent laboratory accredited to ISO 17025 to ensure impartial results.

Common High-Risk Materials

Asbestos was widely used in UK construction until 1999. If your building was built or refurbished before then, it likely contains asbestos. Click a material to see an example:
